The Preserve on Cedar Creek

The Preserve on Cedar Creek is a sportsman’s paradise! Located only 81 miles from downtown Dallas and 19 miles west of Athens, it is easy to have an early duck or deer hunt and be back to the office before noon. This property is comprised of approximately 831.17 +/- acres which make it ideally suited for the outdoorsman who enjoys four seasons of recreation. 

 

The Trinity River Basin has long been a natural flyway for thousands of ducks and geese migrating to their wintering grounds on the Texas coast.   Numerous wetland reserve programs have been established throughout the Trinity River Basin creating thousands of acres of prime habitat for waterfowl, as well as for other native species including deer and a recent re-introduction to Eastern turkeys. As a result of the increase in quality habitat, this region attracts tens of thousands of ducks and geese that never make it to the coast. Instead, these birds fly  to and from the rich habitat that has been created as well as from one of the three major large resting lakes that include Cedar Creek Lake (only 6.1 miles), Richland Chambers Lake (only 6. 7 miles), and Trinidad Lake (only 1.9 miles).  

 

When talking about the features of a property, one of the first questions to ask is: “What about water?” On this property, water is the least of your worries. The Preserve on Cedar Creek has frontage on Cedar Creek, the Trinity River, and a 5.2 mile private oxbow lake that is known for quality fishing.   Any serious duck hunter understands that you must consistently be able to have water in your marshes and be able to control it year after year. 

 

When it comes to the weather, this property provides the best possible chance for playing God. There is the ability to pump up to 200 acre feet of water in order to consistently fill the 200 plus acres of wetland marshes that have been strategically positioned throughout the property. These marshes have water-control devices which efficiently move water from the pump station to the numerous sloughs and marshes. The layout of these marshes was designed to maximize the amount of days for hunting while keeping the amount of pressure down.   A person could duck hunt approximately three days a week by rotating to different marshes and sloughs without running all of the ducks and geese out. 

 

If deer hunting is your passion, you will not be disappointed. The Trinity River Basin is being recognized more and more for record-book potential, quality white-tail deer harvests.  If hog hunting is your passion, you will have ample opportunity twelve months out of the year to hunt the feral hogs that have been known to exceed 400 lbs. 

 

The cover on this property is a mixture of scattered hardwoods along the creeks and river, as well as a Corps of Engineers levee that is over 25 feet high and protects over 600 acres of the property from flooding, to flooded marshes, natural bottomland wetland sloughs with some improved grasses that could easily be converted back to native species.. The Preserve on Cedar Creek would be well suited for a weekend cabin or for an ideal hunting and fishing retreat that is just far enough away to feel like you are a thousand miles from nowhere, but in reality is only a large cup of coffee away from civilization.
