Running High Ranch

4 926.00 Acres

Montague County

$11,699,250

The Running High Ranch consists of 4,926 +/- acres located just one hour and twenty minutes from the Dallas/Ft. Worth airport. Situated approximately 8 miles from the Red River in the famed Montague County, this ranch boasts some of north Texas’ best hunting with Boone & Crockett trophy whitetails being taken year after year in the county. Rio Grande turkeys are also abundant on the property as well as an occasional wild hog that passes through. In addition to whitetail deer, this ranch boasts a very healthy bobwhite quail population that rivals many ranches much further west that are known for world-class quail hunting, without having to contend with Blue Quail.

Three flowing water wells serve this ranch, as well as over 67,000 feet of underground waterlines that have been run to approximately 24 fiberglass tanks throughout the ranch which serve to water the 50 paddocks that are the foundation for a very intensive high-stock rotational grazing program.

The two-story 6,0000 square foot lodge was originally established in 1910 as a dairy creamery. The lodge is ideally suited for an individual or the perfect corporate retreat, it comes equipped with a sauna, 4 private bedrooms, 5 full baths, 3 half baths, a commercial kitchen, wet bar and a large entertainment upstairs and down. In addition to the lodge there is a spacious 3-bedroom, 2 bath Foreman’s house.

The ranch features excellent topography with elevation changes of approximately 100 feet from high to low with several draws, creeks, and gullies throughout. The East Belknap Creek, Rattlesnake Creek, and Victoria Creek all fall within portions of the ranch.

If you enjoy trophy bass fishing, the 92+/- Acre Lake will give you many opportunities to catch lunkers that are seeking cover along sunken weed beds, submerged trees, or along the banks of this picturesque lake. In addition, several smaller lakes are known for excellent fishing on the property including the “Lilly Pad Lake”.

The Running High Ranch has been operated as a cattle ranch for the past 14 years with the owners going to great lengths to improve the productivity of the land. With the stewardship that has taken place under the current ownership, approximately 500 cow/calf pairs can be run without having to add supplemental feed during winter months (assuming normal rainfall conditions and under the current rotational grazing system that is in place).

The ranch is largely covered in mesquite with hardwood bottomland along some of the creeks, as well as oak motts that are scattered throughout the ranch. The diversity of the grasses, plants, and forage is tremendous for both the livestock and the abundant wildlife populations. The property consists primarily of native Little Bluestem and Big Bluestem grasses, improved Eastern Gama grasses, Indian Grass, Bermuda Grass, Switch Grass and Sideoats Grama which are all very well established and among some of the favorites of the cattle.

The Running High Ranch is ideally suited for the individual or corporation looking for a one-of-a-kind hunting, fishing, and recreational property that is close enough to town, yet still far enough away. This is one of the last large contiguous tracts still in tact within such a short drive time for over 4.5 million people that live in the Dallas Fort Worth Metroplex.
